What questions do we ask when screening your rental property?

Our Screening Application was carefully configured to ensure that we address most, if not all, common concerns that renters may have when it comes to allergies, health issues, and other sensitivities. Many renters seeking a “sensitive rental” look for care taken by their hosts to ensure a comfortable, memorable stay for all guests.

We understand (more than most) that all rentals are the same, and that’s why we screen for all possible sensitivities that an individual might have. Below are some of the questions we ask landlords and hosts.

After we manually review each screening, it is then posted for you to view with all questions answered just as they were provided to us. This keeps the process 100% transparent, and ensures a completely honest transaction between every renter and their rental hosts!

Name, email, phone, and property address.

These are standard questions, but it’s important so that renters can easily find the contact information.

Cleaning supplies and products you use.

Common skin and allergy sensitivities can be triggered simply by what you use to clean your rental. This can include dish soaps, laundry detergent, and more.

Air fresheners, filtering systems, and smoking/vaping permissions.

Indoor allergies are extremely common, and many renters have severe indoor allergies that they need to carefully manage. We ask several questions regarding how you choose to freshen and filter the air in your properties. Generally, properties with smoking and/or vaping permitted are not considered “sensitive”.

Pets and animals on your property.

This is also a big issue, and it varies among landlords and hosts if they permit pets and animals to be present in the home. Sometimes, bed and breakfasts will have small animals residing there, and we ask that this is disclosed so renters know what to expect.

Kitchenware, utensils, brands & materials.

Teflon, glass, wood – these are some of the materials found in modern kitchenware. Some renters are sensitive to these and/or may need to bring their own kitchenware.

Method(s) of heating and cooling your rental.

How you regulate the air temperature in your rental(s) is very important as much as it is informational so that guests can know what to expect when spending a few days on your property.

Water filtration and source(s).

Some rentals are hooked up to municipal water sources, but highly flourinated or chlorinated water can cause reactions in some renters. Other properties may have well water, which can sometimes be difficult to provide without high levels of sulfur and osmosis systems. This is one of the most important questions we ask so renters can be prepared when traveling.

Bedding and furniture on the property.

Certain materials in furniture like couches and chairs can cause skin reactions for those with related sensitivities to different surfaces. Bedding is incredibly important, and renters at a minimum need to know if they’re to bring their own sheets and pillows in the event that your property does not provide a sensitive solutions for their sleeping needs.

Flooring materials.

We ask all landlords and hosts what type of flooring is present throughout the property so renters know if they need to wear socks, shoes, or other footwear throughout the rental.

Electricity and WiFi on-site.

Believe it or not, many renters want to know if your property provides WiFi or only Ethernet connections. More than just for practicality and convenience purposes, there are those with sensitivities to electronic devices.

Lawn and pest care.

Many renters have allergies to certain bugs and insects, and/or simply want to make sure that your property is pest-free. Some renters have sensitivities to weed killers and other chemicals, and others want to know how much they’ll be sneezing while they stay at your rental property.

Pool and hot tub care.

If your property provides a pool and/or hot tub/jacuzzi to its guests, renters may want to know the chemicals and/or treatment methods you use to ensure its cleanliness each time a new guest stays at your property.

Mold and moisture control.

If you regularly use dehumidifiers and other methods to make sure that your property is mold and fungus-free, this will make renters feel much better. Nobody wants to go into a mold-infested rental!

Eco-friendly & green-initiative hosts.

At the end of each screening application we ask if you do certain things to help the environment, such as recycling, use water-saving appliances, power your property with solar energy, and more!
